Our fees are competitive and may be open to negotiation dependent on the level of Service required. We are particularly committed to investment Landlords and savings can be made on the smallest of portfolios.

Drawn from a continually updated register, all prospective Tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor.

How to Rent Your Property

Levels of Service offered

Letting Service: 15% (inc VAT)

  • Discuss and agree the market rent and find a tenant
  • Prepare property details , market the property and advertise on relevant portals
  • Carry out accompanied viewings
  • Provide advice
  • Negotiate offers and take up references
  • Collect and hold deposit the deposit as stakeholder in our clients account
  • Register the deposit with the Deposit Protection Scheme where appropriate
  • Provide tenant with method of payment
  • Receive and remit rent
  • Deduct any pre-tenancy invoices
  • Pursue non-payment of rent
  • Contact Landlord and Tenant prior to the end of the tenancy to discuss renewal or termination
  • Negotiate renewal and prepare documentation

  • If a tenancy is 12 months and the rent is £850 per month, the fee calculated shall be 15% of the annual rent which works out at £1530. Minimum Commission charge is £1500 (inc VAT). This commission will also be due on every tenancy renewal.


    Fully Managed: 20% (inc VAT)

  • In additional to the lettings service;
  • Arrange EPC (Energy Performance Certificate
  • Arrange Gas Safety Report, Electrical Installation Report and Portable Appliance Testing
  • Arrange pre-tenancy cleaning
  • Advise all relevant utility providers of changes
  • Apply two property visit per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term
  • Negotiate deposit dilapidation
  • Ensure compliance with HMO (Houses in Multiple Occupancy legislation (where applicable)
  • Investigate matters relating to the property
  • Instruct inventory provider to prepare and check inventory with tenant
  • Negotiate with landlord and tenant any disbursement of the security deposit
  • Return the deposit as agreed with landlord and tenant to relevant parties

  • If a tenancy is 12 months and the rent is £850 per month, the fee calculated shall be 20% of the annual rent which works out at £2040. Minimum Commission charge is £1500 (inc VAT). This commission will also be due on every tenancy renewal.


    Short Lets (three months or less): Letting Service: 25% (inc VAT) of rent or Fully Managed: 30% (inc VAT) of rent

    Sale of Property Fee: 2.2% (inc VAT) of the agreed sale price.

    Additional Optional and Non-Optional Fees and Charges

    Tenancy Agreement Fee (Landlords Share): £250 (inc VAT)

    Deposit Registration Fee (Landlords Share): £50 (inc VAT)

    Land Registry Fee: £5 (inc VAT)

    Check out Fee: Check out charge dependant on size and contents of property.
    The cost of the check out will be passed directly to the landlord from the inventory company, Portland Hill do not make any additional charges for the check out. Tenant pays for the inventory/check in.

    Additional property visits: £80 (inc VAT)
    To attend as necessary for specific requests e.g. to monitor the tenancy of maintenance related queries.

    Submission of non-resident landlord receipts to HMRC: £150 (inc VAT) quarterly per landlord
    To remit and balance the financial return to HMRC quarterly and respond to any specific aspect relating to the return from the landlord or HMRC.

    Arrangement fee for refurbishments or works over £1000 (if managed): 12.5% (inc VAT) of net cost
    Arranging access and obtaining estimates or quotes for approval. Ensuring work has been carried out in accordance with specification of works.

    Obtaining more than two contractors quotes (if managed): £150 (inc VAT) per quote.

    Serving Section 21 Notice: £50 (inc VAT)

    Abortive Tenancy Fee (should you wish not to proceed with a tenancy following acceptance of an offer: £400 (inc VAT).

    Interest of unpaid commission or other monies due at 4% above the base rate of Lloyds Bank PLC
